    1. Nothing against Austin which is lovely, but people have predicting that it was going to replace San Francisco for *at least* three decades and… yeah, still hasn’t happened.

      There’s a reason that the ultra wealthy don’t live in the same country as their bank accounts. There’s likely several things to love about the Cayman islands, but something tells me that it’s more hospitable to dollars than it is to the folks who own them.

    6. That isn’t going to happen. Miami isn’t replancing NYC in anything anytime soon, and people have been trying to turn Austin into a “New SF” for over 30 years now and it still hasnt happened.

      I highly doubt that all those Wall Street firms are going to undergo the massive expense of moving all their operations out of NYC into Miami considering what might happen with Miami in the next 30 years thnaks to climate change.
